How Long Does a Mold Inspection Take in Indianapolis?

Something closer to an hour and a half is normal for a slab ranch with nothing underneath it. You will usually get a verbal answer about the water source before the inspector drives away. The reason an Indianapolis visit runs longer than the same job in a slab-and-attic city is not complicated. Most of the evidence here is below the floor. Getting to it involves grade lines, foundation walls, a sump pit and often a crawl space that has to be entered rather than glanced into.

The first stretch happens outside, before anyone opens a door

A good inspector spends the opening half hour in the yard, which surprises homeowners who expected him to walk straight to the stain. He is reading where the water goes. Downspouts that dump at the wall instead of running out into the lawn. Splash blocks tipped back toward the house. Window wells full of leaves with no drain. A patio or driveway slab that settled and now pitches its runoff at the foundation, which happens constantly on ground that moves the way ours does.

He is also reading the soil itself. In a dry August you can often see the gap where the ground has pulled back from the foundation wall. That gap is a funnel the next thunderstorm will use. On the flat lots that cover most of Marion County there is very little natural fall, so the difference between a dry basement and a wet one is often a couple of inches of grade nobody ever thought about.

This part is quick, unglamorous and the single most likely place the actual cause turns up.

Then he goes under the house

If there is a crawl space, this is the longest and least pleasant segment. He suits up, takes a light and goes in on his stomach if that is what the clearance requires. He is looking at the condition of the vapor barrier, whether there is one at all, whether the seams are open and whether there is standing water or just damp soil. He checks the band joist where the framing meets the foundation, the underside of the subfloor, the piers and any water line left on them by a past event.

Ductwork gets attention because so many houses here run supply and return under the floor. Wet duct insulation, sagging fiberglass batts falling out of the joist bays and rusted strapping all tell the same story about how long the space has been humid. He takes moisture readings in the wood rather than guessing from the look of it, since old staining that dried out years ago and an active wet spot can appear identical under a flashlight.

Expect this segment alone to eat forty-five minutes to an hour in a house of average size, longer if storage or ductwork blocks the runs.

Or into the basement, where the sump tells most of the story

In a basement house he starts at the pit, though less for the pump than for what the pit has been recording. A ring of silt well above the resting water line means the system has been outrun at least once. Rust-colored staining down the inside of the liner points at groundwater rather than a leak from the plumbing overhead. He will lift the float by hand to hear the pump catch, listen for the valve to seat when it shuts off and then go back outside to follow the discharge pipe to wherever it ends. That last step is where the routine failure hides: a line that quits against the foundation is handing the same water straight back to the ground it just came from.

From there it is the perimeter: the joint where the floor slab meets the wall, efflorescence blooming on the block, staining behind the water heater, the floor drain and the base of the stairs. In a basement finished during the eighties or nineties, the wall he needs to read is behind paneling or drywall, so he works with a pin meter along the base and occasionally asks permission to make a small opening inside a closet.

Carpet and the pad under it get checked separately, because a pad can stay wet for weeks under carpet that feels dry to a bare hand.

A slab house is faster and it is not skipped. The inspector reads the perimeter of the slab, the base of exterior walls, the cabinet kickspaces, the water heater pan and anywhere the flooring meets a wet room. Growth on a slab house usually starts at a plumbing penetration or under flooring that got wet and was never lifted.

What stretches an Indianapolis visit past three hours

The big one is a house with both systems. A ranch with a basement under the original footprint and a crawl under a later addition is two complete assessments. The addition is usually where the trouble is, because that is where two foundations meet and move against each other.

After that: a belly crawl with pipes and ducts to work around, a crawl entrance blocked by storage, standing water that has to be pumped before anybody goes in, a finished basement where every reading has to be taken indirectly and a duplex or a house with a basement apartment, which is effectively two buildings. Having somebody home who can answer questions about the history saves a surprising amount of time, since the inspector's best clue is often a sentence like 'it only does this in March'.

Scheduling matters at the margins too. Late spring is the busy stretch here, so a visit that could happen tomorrow in January may be a week or two out in May.

What you know that day and what you have to wait for

Before the inspector leaves he should be able to tell you in plain sentences where the water is coming in, how far it has traveled and whether what you are looking at is active or historic. If he cannot, ask why. Rooms and readings are not much use without an explanation attached to them.

The written report is the artifact you keep and it usually lands within a day or two: photographs of the entry points, moisture readings tied to locations and a description of the repair scope he would recommend. If samples were taken, the lab is a separate operation on its own timetable, normally a few business days. Nobody in the chain can speed up that bench by asking nicely.
